Steam cleaning: a guide for pros

What customers ask, how to win the job, and what to put on your profile.

Offering steam cleaning

Steam cleaning is judged on clean surfaces that dry fast and smell fresh, with no residue left behind. Winning it means matching the temperature to the material, testing before you steam and drying the surface properly.

What customers ask

  • Will steam damage my upholstery or carpet backing
  • How long until the floor dries
  • Is steam safe for my kids and pets
  • Does steam remove stains completely
  • Can you clean the grout and tile with steam
  • Will the steam leave a residue

How to win the job

  • On the walkthrough, check the material, the care code and the existing sealer, and test a hidden spot before the full job
  • Quote each surface as a separate line, so the customer sees carpet, upholstery, tile and grout pricing as distinct items
  • Set a steam temperature for each surface and say what it is in the quote
  • Use a dry extraction pass to remove moisture, and give the customer a drying timeline with fans
  • Tell the customer in writing which stains may need extra treatment and may not fully lift
  • Leave a note on resealing grout or tile where needed, and offer to quote that work separately

What to put on your profile

  • Before and after photos of carpet, grout and upholstery cleaned with steam
  • A list of surfaces you steam clean, such as carpet, upholstery, tile and grout
  • Your equipment list, including the commercial steam unit and the extraction tools
  • Your insurance certificate and any training you have taken for fabric and tile care

Follow-up that helps the customer

  • Offer a resealing visit for grout or tile after the steam clean, quoted separately
  • Suggest a regular steam clean for high-traffic carpet, on a schedule the customer chooses
  • Share a short care sheet on daily cleaning products that will not undo the steam clean

Licenses and permits

Steam cleaning is not commonly licensed. Check with your state or local licensing agency for any business registration you need, and read the product safety data for any chemical used during the job.

Questions

Should I steam a surface I have not tested?

No. Test a hidden spot first, and stop if the material reacts with heat or moisture. Tell the customer what you found.

How do I avoid leaving carpet too wet?

Use a proper extraction pass, keep the steam moving and run air movers or fans. Check the carpet at the end of the visit and schedule a check if it is still damp.
