Carpet cleaning: a guide for pros

What customers ask, how to win the job, and what to put on your profile.

Offering carpet cleaning

Carpet cleaning is judged on how the carpet looks when it dries and whether the odor and stains are gone. Winning it means a clear method, honest notes on stains that may not lift and a drying plan that keeps the customer happy.

What customers ask

  • Will you remove the pet stain and the smell
  • How long will the carpet take to dry
  • Is hot water extraction safe for my carpet material
  • Will you move my furniture, and will you put it back
  • What if a stain comes back after it dries
  • Can you clean the stairs and the padding

How to win the job

  • On the walkthrough, identify the carpet fiber, test a hidden spot and note the stains that may not fully lift
  • Put in the quote whether pre-treatment, odor treatment and stair work are included
  • Show the customer your extraction method and explain how you rinse and check the water
  • Give a clear drying timeline and the steps the homeowner should take, such as running fans and keeping traffic off
  • Set expectations on pet odor in writing, including when surface cleaning may not reach the padding
  • Follow up after drying to check for any stain that returned and offer a spot visit if it did

What to put on your profile

  • Before and after photos of traffic lanes, pet stains and stair runners
  • A list of carpet types you clean, such as wool, synthetic and berber, with the method for each
  • Your equipment list, including the extraction unit and the air movers you bring
  • Your re-clean and spot-return policy, stated plainly

Follow-up that helps the customer

  • Suggest a cleaning schedule for high-traffic rooms, on a regular cycle for hallways and stairs
  • Offer a stain protection treatment on request, with a clear quote and the choice left to the customer
  • Recommend that pet owners treat accidents quickly with a suitable enzyme product, and offer a visit if the odor returns

Licenses and permits

Carpet cleaning is not commonly licensed. Check with your state or local licensing agency for any business registration you need, and keep your current certificate of insurance ready for customers and property managers who ask.

Questions

Should I promise to remove every stain?

No. Some stains are set or chemical in nature and will not lift fully. Say so in the quote and describe what you will try.

What do I do if the carpet is still damp at the end of the visit?

Leave fans running, tell the customer how long drying takes for that carpet, and schedule a check call the next day to confirm it dried properly.
