Garage cleaning: a guide for pros

What customers ask, how to win the job, and what to put on your profile.

Offering garage cleaning

Garage cleaning is judged on the cleared floor, the wiped walls and whether the client can use the space right away. Winning it means a hauling plan, a stain assessment and clear notes on what will not come out.

What customers ask

  • Will you haul the trash and old items away
  • Can you get the oil stains off the concrete
  • Do you clean the rafters and the door tracks
  • How long before I can park in the garage
  • What do you do with the paint cans and chemicals
  • Can you check for water damage or pests

How to win the job

  • On the walkthrough, photograph the floor stains, the walls and any pest signs, and list them in the quote
  • Quote hauling as a separate line, with the disposal location and what is accepted
  • Name the degreaser you will use and explain how the runoff is handled so no product goes into the drain
  • Set a drying and parking timeline in writing before you start the job
  • Leave hazardous items such as old paint or solvents for the customer to take to the right disposal site, and say so in the quote
  • Send before and after photos of the floor and walls in the same spot

What to put on your profile

  • Before and after photos of an oil-stained floor and a cleared garage wall
  • A list of garage tasks you offer, such as degreasing, hauling and door track cleaning
  • A note on how you handle runoff and what products you use
  • Your insurance certificate and your hauling and disposal process

Follow-up that helps the customer

  • Offer a seasonal clean of the garage floor and door tracks, quoted as a short visit
  • Suggest a pest check of the door seal and the boxes, with a referral if the customer wants a pest service
  • Share a short list of storage habits that keep the garage cleaner between visits

Licenses and permits

Garage cleaning is not commonly licensed. Check with your state or local licensing agency for business registration and any rules that govern hauling or disposing of waste in your area, and keep your insurance certificate current for customers who ask.

Questions

What do I do with paint and solvent cans?

Do not dispose of them with regular trash. Tell the customer in writing and direct them to the local disposal site for hazardous materials.

Should I promise that stains will come out?

No. Describe the stains you see and what you will try. Some oil stains fade rather than lift fully, and the customer should know that before the job.
