Garage construction: a guide for pros
What customers ask, how to win the job, and what to put on your profile.
Offering garage construction
You build detached and attached garages, from the slab and framing through the roof, electrical rough-in and garage door. Customers hire you for correct setbacks, sound framing and a door that works smoothly and safely.
What customers ask
- Does the design meet the setbacks, and who confirms them before the slab goes in?
- How will the attached roof tie into my house roof without leaks?
- What size door can the header and framing support?
- Can the garage have a workshop with enough electrical service?
- Who pulls the permit, and what inspections happen?
- What warranty do you give on the slab and the door install?
How to win the job
- On the first call, ask for the lot survey, the desired door size, the use of the space and whether it will be attached, then confirm the setbacks before you quote
- Walk the site and mark the utility lines, the slope and the drainage path before you bid the slab
- List the slab thickness, the reinforcement, the vapor barrier and the slope in the quote so the owner sees the base being built
- Specify the header size, the framing grade and the roof tie-in method in the proposal, and say who does each
- Put the electrical scope on its own line, with a note that a licensed electrician performs the work and the panel check
- Offer to install the garage door yourself with the opener and sensors, and show the safety reverse test in the handover
What to put on your profile
- Post photos of slab pours, framed door openings and finished roofs, labeled with the garage size and the roof type
- List the door types and openers you install, including insulated and smart openers
- Show attached and detached garages, with the tie-in details where the roof meets the house
- State whether you run electrical work or hire a licensed electrician for it
Follow-up that helps the customer
- Offer a yearly check of the door balance, the tracks and the safety sensors
- Suggest a sealing and drainage check at the slab edge and the threshold after the first wet season
- Mention a workshop electrical plan if the owner plans to add tools or heat later
Licenses and permits
Garage builders are commonly required to hold a general contractor license or registration, and electrical work must be done by a licensed electrician in most places. A building permit is typically required for the structure. Check with your state and local licensing agencies and your local building department before you take the job.
Questions
How do I handle a setback question I did not catch at bid time?
Stop before the slab is poured, measure the building to the lot line and show the owner the result in writing. Do not pour until the setback is confirmed and any change is approved.
What door size should I quote for a two-car garage?
Ask the owner which vehicles and what storage they need, then recommend a door width and height that clears the vehicles and the opener. Confirm the header size and the framing will carry the span.
