Foundation installation: what to know

What the job involves, what changes the price, and what to ask a pro.

What foundation installation is

Foundation installation prepares the site and builds a new foundation, such as a slab, a crawl space or a basement. The work covers excavation, footings, forms, reinforcement, concrete and waterproofing, and it sets the level, the drainage and the load path for everything built on top of it.

Signs you need it

  • You are building a new house, garage, addition or outbuilding and need a foundation designed for the soil and the load
  • Your existing structure is being moved, rebuilt or raised, and the new site needs a footing and a base
  • You want a basement or crawl space added to a lot and need the excavation, the walls and the drainage planned
  • Your current foundation has failed beyond repair and must be replaced rather than fixed
  • Your site has a slope, fill or weak soil, and the foundation has to be designed for those conditions

What the pro does

  • The crew checks the layout, the setbacks, the utilities and the soil conditions, and confirms the site survey
  • They excavate to the depth required, grade the base and compact the bearing soil for the footings
  • They set the footings and the forms to the drawings, with the reinforcement placed and tied in place
  • They pour the concrete, consolidate it, screed the surface and cure it under the conditions the weather requires
  • They apply waterproofing and drainage to the walls, the footings and the crawl space or basement floor, as the design calls for
  • They strip the forms, check the top of the foundation for level and square, and prepare the anchor bolts for the framing

What changes the price

Every job is different, so we do not publish prices. These are the things that move the quote up or down.

  • Foundation type, such as a slab, a crawl space or a full basement, and the excavation each one needs
  • Size and perimeter of the foundation and the depth of the footings
  • Soil conditions, including rock, fill, high water tables and the need for compaction or removal
  • Concrete mix, reinforcement and any special design the engineer requires
  • Waterproofing and drainage systems chosen for the walls and the floor
  • Access for the concrete truck, pump and equipment, and the distance from the road
  • Weather conditions, since cold or hot weather changes the pour schedule and the curing

What a written quote should spell out

  • Foundation type, dimensions, wall thickness and footing sizes from the approved plans
  • Excavation depth, soil removal or fill and compaction, with the spoil disposal included or excluded
  • Reinforcement schedule and the concrete strength the mix is designed to reach
  • Waterproofing and drainage scope for the walls, the footings and the floor
  • Anchor bolts, vents and any penetrations for utilities, listed by quantity
  • Permit, inspections and the engineer's involvement, with the stages of inspection listed

Questions to ask before you hire

  • Do you pour to the engineer's drawings, and who checks the footings before the concrete goes in?
  • What concrete strength and reinforcement are you using, and where will the test records be?
  • How do you handle soil that is weak, wet or full of rock, and who decides when it is out of scope?
  • What waterproofing and drainage do you install, and where does the water go?
  • What happens if the weather delays the pour or threatens the curing?
  • How do you protect the excavation and the neighbors during the work?
  • What warranty do you give on the foundation, and what is excluded?

Red flags

  • They pour footings before the inspection of the excavation and the reinforcement
  • They skip the soil check on a site that clearly has fill, wet ground or rock
  • They cannot say what concrete strength or reinforcement they plan to use
  • They do not plan any drainage for the walls or the floor of a basement or crawl space

What you can do yourself

A homeowner can clear the site, mark the layout after the survey is done, and keep the utility locates on hand. Do not dig the footings, set the forms, place the reinforcement or pour the concrete yourself, because the foundation carries the entire house and must be built to the drawings and the inspection. Use a licensed foundation contractor and let the inspector check each stage.

Licenses and permits

Foundation installation is commonly done by licensed contractors, and it usually requires a building permit with inspections before the concrete is placed. An engineer's design is often required for basements and larger foundations. Check with your state or local licensing agency and your local building department for the rules that apply to your site.

Foundation installation questions

What is the difference between a slab and a crawl space?

A slab is a single concrete pad poured on the ground, while a crawl space is a raised floor over a short space with access under the house. Each suits different soils, drainage and uses. Ask the contractor which fits your site and why.

Why is the inspection before the pour so important?

Once concrete is placed, the footings and reinforcement cannot be checked or corrected without tearing them out. The inspection confirms the depth, the size and the reinforcement match the design.

How long does the concrete take to cure?

Concrete gains most of its strength over the first weeks, and the timeline for framing depends on the mix, the weather and the design. Ask the contractor when they will allow the framing crew on the foundation.
