Custom home building: what to know

What the job involves, what changes the price, and what to ask a pro.

What custom home building is

Custom home building designs and builds a one-of-a-kind house to your own plans and preferences. It is managed through design, permitting and construction, with materials, layout and details chosen by you. People choose it when no stock plan fits the lot, the family, or the way they live.

Signs you need it

  • Your lot has a view, a steep slope or an odd shape that no stock plan fits
  • You want specific room layouts, storage, accessibility or work spaces built around how your household lives
  • You want particular materials, such as stone, timber framing or custom millwork, that a production builder does not offer
  • You plan to stay in the home a long time and want it built for your needs rather than for resale
  • You have a design in mind, but you need an architect and a builder who will work from it together

What the pro does

  • The team meets you to define the program, budget and style, then lays out the site and the house options
  • An architect or designer produces drawings and specifications, and revises them until you approve the design
  • The builder prices the design from the drawings, flags cost drivers and proposes changes that keep the budget in range
  • Permits are submitted with the approved plans, and the team responds to plan review comments
  • The builder runs the construction in phases with inspections, selection meetings for finishes and a schedule you can see
  • At completion, the builder walks you through the systems, corrects punch list items and gives warranty and maintenance records

What changes the price

Every job is different, so we do not publish prices. These are the things that move the quote up or down.

  • Design complexity, such as curved walls, steep roofs, large spans and custom stairs or millwork
  • Materials selected, from standard framing and siding to stone, timber, specialty roofing and custom windows
  • Lot conditions, including slope, soil, access for equipment and utility connections
  • Level of finish and the number of selection changes made after drawings are approved
  • Mechanical, energy and smart systems chosen for the home
  • Design fees and how many revisions are included before construction starts
  • Schedule changes or owner-directed changes made during construction

What a written quote should spell out

  • The approved drawings and specifications the price is based on, with the revision number
  • Design fees, who prepares the drawings and how many design revisions are included
  • Allowances for finishes, fixtures and custom millwork, and how selections over the allowance are priced
  • Permit fees and who pays for plan review and inspections, with the payment schedule tied to completed work
  • The process for approving change orders
  • Warranty for structure, systems and workmanship, with the length of coverage

Questions to ask before you hire

  • Who will prepare the drawings, and will the architect or designer stay involved during construction?
  • How many design revisions are included before the price is set?
  • What materials in this design will raise the price, and are there lower-cost alternatives that keep the look?
  • How do you handle custom millwork, stone and other specialty items that may have long lead times?
  • Can I visit a finished custom home you built, and speak with the owner?
  • How do you handle selections the owner makes late, and what does a delay cost in schedule?
  • Who is the licensed contractor on record, and can I check their license and insurance?

Red flags

  • They start building before the drawings and the price are final and signed
  • They do not explain how the design drives the price or offer any cost-saving options
  • Selections and changes are agreed by phone and never written into the contract
  • They cannot show you a finished custom home in a similar style and scale

What you can do yourself

You can gather your site survey, your must-have list, photos of homes you like and a budget range, and you can take part in design meetings and material selection. Do not draw structural plans, modify a load-bearing wall or do the framing, electrical or plumbing yourself. Work through a licensed architect or designer and a licensed builder.

Licenses and permits

Custom home builders are commonly licensed as general contractors, and designers or architects who prepare stamped drawings are often licensed separately. Most custom homes need a building permit for the design and the construction. Check with your state or local licensing agencies and your local building department for the license and permit rules for your project.

Custom home building questions

How much design work happens before building starts?

Design takes a set of phases, from concept to drawings to permit set. Ask for the phases, the deliverables at each one and the number of revisions included. Do not sign a build contract until the drawings and price match what you approved.

Can I change the design once construction begins?

You can, but changes after drawings are final usually add cost and time. Ask how changes are documented and priced before the work begins.

Do I need an architect or a designer?

Some custom builds use a designer for layout and an engineer for structure. Others use an architect for full design. Ask which professional will stamp the structural drawings and who handles permit submittals.
