Roof coating: a guide for pros
What customers ask, how to win the job, and what to put on your profile.
Offering roof coating
Roof coating is a surface system job where the prep, the repairs and the product compatibility decide whether it lasts. Your win is a clear surface assessment, a compatible product and a documented application.
What customers ask
- Will the coating stop my roof from leaking?
- Can you coat over my existing membrane, or does it have to come off?
- How many coats do you apply, and how long does each one take to dry?
- Will the coating void my roof warranty?
- Does a white or reflective coat make my house cooler?
- What happens if it rains right after you coat?
How to win the job
- On the first call, ask for the membrane type, the roof age and any leak history, so you know whether the roof is a coating candidate.
- Walk the roof on the site visit and photograph seams, cracks, blisters, drains and flashing. Note any areas that hold standing water.
- Bring the coating product data sheet and show the homeowner the required coat count and thickness per coat.
- Put the surface prep, the repair list and the coat count in the quote as separate lines, so the coating is not sold as a leak fix.
- Explain the weather window and what you will do if rain arrives during curing.
- Document dry film or coverage checks during the job and include them in the closeout packet.
- Give a written maintenance plan with the recoat window and the warranty conditions.
What to put on your profile
- Photos of finished coating jobs that show the prep, the repairs and the finished surface
- Coating brands and membrane types you work with, and the products you use for each
- Application equipment you use, such as roller or spray rigs, if the photos show them
- Service area and whether you do roof repair before coating
Follow-up that helps the customer
- Offer a drain and scupper check at the end of each season, since ponding can wear the coating faster.
- Suggest a coating inspection about a year after install to confirm adhesion and seal condition.
- Recommend a repair review if a leak appears after coating, since coating does not fix failed seams.
Licenses and permits
Roof coating is commonly done by licensed roofing contractors, and some coating and repair work needs a permit. Check your state and local licensing and building office requirements before you bid.
Questions
Do I need a manufacturer certification to install the coating?
Some manufacturers require approved applicators for their warranty. Check the requirements before you bid and keep the paperwork in the job file.
What if it rains during the coating?
Stop the application and let the surface dry before you continue. Record the delay, and check whether the coat already applied needs recoating under the manufacturer's rules.
How do I describe the cooling benefit to a customer?
Describe the surface effect and what the attic may see. Do not promise a set cooling result, since the effect varies with the roof, the attic and the climate.
