Interior wall construction: a guide for pros

What customers ask, how to win the job, and what to put on your profile.

Offering interior wall construction

Interior partitions are judged on straight walls, tight corners and a quiet, clean finish at the doors and the trim. Win the job by locating the framing and the lines before you build, and showing the wiring and insulation plan in the quote.

What customers ask

  • Will the new wall be straight and solid?
  • Will the wall be quiet between the rooms?
  • Where will the outlets and switches go, and who runs them?
  • Will the wall crack at the ceiling over time?
  • How long will the wall take, and when can the room be used?

How to win the job

  • Locate the joists, the ducts and the wiring on the first visit with a stud finder and a camera, and photograph the findings before quoting.
  • Show the wall location and the door opening on a sketch of the room, with the outlet and switch positions marked.
  • Quote the framing spacing, the header size and the insulation type in the proposal, and state the rating for sound if needed.
  • Name the electrical work as its own line, with the licensed electrician named and the inspection step listed.
  • Explain how the top plate is attached to the ceiling framing and how the wall stays stable over time.
  • Schedule the framing, the electrical inspection, the drywall and the paint in the order the trades need.
  • Walk the finished wall with the customer and check the doors and the trim before the final payment.

What to put on your profile

  • Before and after photos of partition walls, with the framing and the door openings visible before drywall
  • Photos of the wiring and the insulation before the drywall goes up
  • Photos of the finished wall and the door in use, with the trim detail
  • A list of the insulation types and drywall finishes you install

Follow-up that helps the customer

  • A check visit after the first heating season to look at the joints and any new cracks
  • A note on the outlets and switches in the new wall, with the location of the circuits
  • A quote for a second partition or a closet in the same room, offered only if the customer asks

Licenses and permits

Interior wall construction often requires a permit when it includes electrical work or changes the layout, and the electrical work can need a licensed electrician. Confirm your contractor registration, insurance and any trade licenses in your state and locality before you take the job.

Questions

Should I warranty the drywall?

Warranty the framing and drywall workmanship, and state that cracks from building movement or the settling of a new floor are outside the warranty. Explain the seam finish and the paint warranty separately.

What if the wall hits a duct or a pipe?

Stop and document the conflict. Ask the trade that owns the duct or pipe to reroute it, and quote the change as a separate line before the framing continues.
