Epoxy floor coating: a guide for pros

What customers ask, how to win the job, and what to put on your profile.

Offering epoxy floor coating

Epoxy coating is judged on adhesion, the look of the flakes and the surface after a season of traffic, and most failures trace back to moisture or a poor grind. Win the job by testing the slab, grinding to the right profile and naming the system and its cure windows in the quote.

What customers ask

  • Will the coating peel if the slab has moisture?
  • How long before I can park a car or roll equipment on it?
  • Will the coating hold up to hot tires, oil and salt?
  • Can the floor be slippery when it is wet?
  • How do you keep the fumes out of the house or the shop?

How to win the job

  • Test the slab for moisture on the first visit with the method you use, and write the result and the next step into the proposal.
  • Grind a test patch and show the customer the surface profile, the color and the sheen before the full floor is done.
  • Name the primer, base coat, flake system and topcoat in the quote, with the number of coats and the recoat window for each.
  • Quote the crack and spall repair as its own line, with a note on the repair product and how visible it will be.
  • Explain the slip resistance and add a non-slip option to the topcoat where the floor gets wet.
  • Schedule the cure time and state the date vehicles can use the floor, and put that in writing.
  • Describe the ventilation and the protection plan for the crew and the customer, and the time the space must stay closed.

What to put on your profile

  • Before and after photos of coated floors with the flake pattern and the sheen visible
  • Close-up photos of the grinding profile and the crack repair before coating
  • Photos of the moisture test set up and the result sheet
  • A list of the coating systems you apply and the traffic each is rated for

Follow-up that helps the customer

  • A care sheet for the coated floor with cleaning products to use and products to avoid
  • A check visit after the first few months to look at traffic wear and any new cracks
  • A quote for the next zone, such as a shop bay or a showroom, offered only if the customer asks

Licenses and permits

Epoxy floor coating commonly does not need a license, but slab repair, moisture work and commercial floors may need a permit or qualified contracting. Confirm your business registration, insurance and product training in your state and locality before you take the job.

Questions

Should I warranty an epoxy floor?

Warranty your prep and workmanship, and pass through the coating manufacturer's warranty. State the moisture and traffic limits, and say that new cracks in the slab are outside the warranty.

What happens if the slab fails the moisture test?

Stop and tell the customer. Coating over a wet slab will fail. Quote a moisture control method, such as a vapor barrier or a moisture-tolerant system, or a different floor.
