Kitchen island installation: what to know
What the job involves, what changes the price, and what to ask a pro.
What kitchen island installation is
Kitchen island installation builds or sets an island with base cabinets, a countertop and sometimes plumbing, electrical outlets and seating. The island is anchored to the floor, and it needs clearances for walking around it. People add one for work space, storage and seating in a kitchen that has room for it.
Signs you need it
- The kitchen has open floor space and needs more prep area, storage or a place to eat
- The current counters are too short for the work, and a movable or fixed island would add surface area
- The family gathers in the kitchen, and a seating island would give them a place to sit together
- The kitchen layout has room for an island but the clearances between it and the walls are tight
- You want an island with a sink, a cooktop or a dishwasher, which needs plumbing or gas work
What the pro does
- Check the floor for level and the clearances on all sides, including the walking path and the door swings
- Mark the island location on the floor and check the floor framing and the location of any utilities underneath
- Set the base cabinets level, shim them as needed, and fasten them together and to the floor framing
- Install the countertop support and the top, with the seams planned away from the sink and the seating edge
- Run any new electrical outlets and lighting in the island, and any plumbing or gas for a sink or cooktop
- Finish the island with the trim, the end panels and the hardware, then check the clearances and the operation of the doors
What changes the price
Every job is different, so we do not publish prices. These are the things that move the quote up or down.
- Island size and the number of base cabinets, drawers and doors included
- Countertop material and the thickness and edge profile chosen
- Plumbing, gas and electrical work for a sink, cooktop, dishwasher or outlets
- Floor condition and whether the floor must be leveled or the framing reinforced for the island
- Seating overhang and the support it needs, along with any custom panels or the finish of the sides
- Access and the need to move the existing cabinets, appliances or flooring
What a written quote should spell out
- Island dimensions, the cabinet count and the drawer and door layout
- Countertop material, thickness, edge profile and seating overhang listed
- Electrical, plumbing and gas work listed by item, with the permit and inspection steps
- Floor work, anchoring method and the framing reinforcement if needed
- Finish of the sides and the end panels, with the warranty on the install
Questions to ask before you hire
- How much clearance is there on each side, and does it meet the local guidelines for walking and seating?
- How is the island anchored to the floor, and is the floor framing able to carry the load?
- Who runs the electrical and any plumbing or gas, and do they pull permits?
- Where do the countertop seams fall, and how far is the overhang for seating?
- Can you show me an island you installed in a kitchen of similar size and layout?
- What happens if the floor is not level under the island?
Red flags
- The installer places the island with less than workable clearance and says it will be fine
- The installer anchors the island to the floor with no check of the framing underneath
- The installer runs a gas line or new circuits without a licensed trade and a permit
- The installer sets the countertop overhang with no support for the seating edge
What you can do yourself
A homeowner can plan the island layout, clear the floor and set a freestanding island with no utilities. Anchoring to the floor framing, running new circuits or plumbing, and any gas connection are better left to a pro, since electrical, plumbing and gas work can need licensed trades, and the seating overhang should be supported by the design rather than by guesswork.
Licenses and permits
Kitchen island work with new electrical, plumbing or gas often needs licensed trades and a permit. Check with your state or local licensing agency and your local building department before any utility is added to the island.
Kitchen island installation questions
How much space do I need around an island?
Enough to walk, open the dishwasher and seat people comfortably. The right clearance depends on the room and the use. Ask the installer to check the clearances on the layout and to show them before the cabinets are ordered.
Can I put a sink in the island?
Yes, if the plumbing can reach the island from the existing drain and supply lines. Ask a licensed plumber to check the route, and to tell you whether the floor must be opened to run the lines.
Will the island need to be bolted to the floor?
Many islands are fastened to the floor framing, especially when they carry seating or a sink. Ask the installer how the island is anchored and whether the floor framing is able to take the load.
